What we close

Residential purchases and sales. The everyday file, done properly. Refinancing? Refinance title and closings.

Commercial title. Office, retail, industrial, multifamily and vacant land: entity searches and authority documents, leasehold and ALTA policies, the endorsements a commercial lender asks for, UCC and judgment work against the entities on both sides, and escrow held to the terms the parties actually negotiated. A commercial file is not a residential file with a bigger number on it, and we do not staff it as if it were.

1031 exchanges. We close the transaction alongside whichever qualified intermediary you choose. The exchange has to be set up before the relinquished property closes: once the seller has touched the money, it is over. Tell us early and we will help you get the paperwork in the right order. (Bayit Exchange Company, a qualified intermediary affiliated with Bayit Title, takes exchanges anywhere in the US. Using it is your choice.)

The doc stamps and recording are set by statute and the title premium by rule, so most of a Florida closing bill can be worked out before anyone is called. These do it, and say where each figure comes from.

Deed stamps are 70¢ per $100 of the price outside Miami-Dade (Fla. Stat. § 201.02(1)(a)), mortgage stamps 35¢ per $100 of the loan (Fla. Stat. § 201.08(1)(b)), the intangible tax $2 per $1,000 of the loan (Fla. Stat. § 199.133(1)), and the title premium comes off the schedule in Fla. Admin. Code R. 69O-186.003.

The work on a file, in the order it happens. It is the sequence, not a schedule: how long each step takes depends on the file.

  1. Order opened

    The title search, and the association’s estoppel where there is one, ordered the same day.

  2. Search examined

    Anything the search turns up explained to you in writing, with what clearing it takes.

  3. Cleared to close

    Payoffs and releases ordered, and the settlement statement prepared.

  4. Signed and recorded

    Signed in our office, wherever you are, or online, then recorded with the county.

Mobile and remote signings, in detail

Office hours are Monday – Friday, 9:00 AM to 5:00 PM. Signings outside those hours are arranged in advance, file by file.

  • In-office signing

  • Mobile signing, wherever you are

    We send a notary to the signer, anywhere in the United States. Three business days’ notice is what we ask for.

  • Remote online notarization

    Online, before a Florida-registered online notary, once the lender and the underwriter have both accepted it.
